I imagine the fan sinks on the AC outside get a lot hotter than ambient in most places. If none of the issues mentioned are affecting your installation, you may just have a unit that's undersized for the space. Was the AC installed by the builder or did you have it installed after-market? The first will tend to go as small as possible and the second as large as you can afford.
